| The City of Surprise is a city on the move with growth in mind. Checking the Development Status Map, the latest is on the Surprise web site, you will find more than 87 developments that have been built-out or proposed or in some in-between stage. New road systems and parks have been proposed. If you are looking for real estate in Surprise, make sure you are working with someone that can discuss the future of the area. After all, you don't want to buy a property and build and then be surprised by what is being built right next to it. |
About NW Phoenix and Surprise

A funny thing happened on the way to the 21st Century, NW Phoenix and by that I mean Surprise, Peoria, Glendale, Wittman and Wickenburg begin to grow at nothing less than incredible rate of growth. I have a good friend of mine who likes to tell me when he bought a RV lot in 1989 to stay during the winter at Happy Trails RV resort in Surprise, it was surrounded by nothing but a dirt road and orchards. The golf course (Great Eagle) was only 9 holes back then. Now, this area will soon be close to the new city center of Surprise and just a couple of miles from new shopping malls, science research facilities and even a proposed new hospital. There's more than 10 golf courses within just 15 minutes of the new city center. What a change!
But thats not all, Surprise is moving north towards Wittman and further along the way Hwy 60 corridor to Wickenburg. An amazing amount of growth is planned including residential communities, new retail centers, parks, just about everything you would expect of a city that will be over 100,000 population in just a few years. Just west of this area, is a still virgin desert area called Whispering Ranch. Broken into 5 acre plots of land, many individuals looking for peace and quite have found that along with mountain views.
Surprise is growing to be more than just a roadside community on the way to Phoenix. It is committed to local job creation and to become a self sustaining city. Thats why I love my job as a consultant to home owners, home buyers, business owners, and investors. Now with Surprise becoming more than a bedroom center, commercial real estate has become a big part and I have been able to help out those who are looking for commercial condos, warehouses, and retail centers. Tips for Finding the Perfect Neighborhood

1. Make a list of all of the amenities that are close by in the neighborhood you are considering as your new residence. Keep in mind what distances and routes to each of these places are acceptable and what are not.
2. Determine what the best features of the neighborhoods are. This is especially helpful if you are deciding between a few different neighborhoods.
Are there parks nearby? Is it scenic and visually appealing? Are there quiet areas, streets, culs de sac? Are the people friendly in the neighborhood? Is the neighborhood clean? Yards, streets, parks? Are there nice trees and foliage? Do the lots have large or small yards? Are there walkways and are they easily accessible? Is it a safe neighborhood? What are the market values of the homes in the area? Are there many houses for sale? How long ago was the community developed? What is the average age of the people in the area? Are there families with small children in the area? What is the proximity to schools? Are there community events or organizations?
3. Walk around in the neighborhood. The best way to determine the cleanliness and friendliness of the neighborhood is to walk around in it and meet its residents.
