If you aren't carefull, it could cost you a lot! Here are some ideas to help you out.
Make sure you have a place to stay before you put your property up for rent.
Yaa.. I know that sounds basic, but hotel rooms in the West Valley are already booked. How far away will you have to go to afford your rooms?
Will you charge a cleaning fee and will it be refundable or not.
Will you allow pets and how much of a deposit will you require?
Have the renter enter into a legal contract, and make sure it is one that has been reviewed by Arizona legal resources. If you have to go to court you want to make sure you have protection.
Get a sizeable non-refundable earnest money deposit. If they think they can just cancel, you maybe out expenses yourself and not be able to find someone else in a short time period.
Remove all jewelry or valuables that could be easily carried off.
Inventory everything in your home. That could be good for your insurance purposes also.
If you have a pool, make sure the renters sign a release.
Make duplicate keys and make sure you have at least one garage door opener for the renter.
You may want to have an area map so that the renters can get around easily.
Tell your neigbors so they don't call the police when they see strange people in your home.
Make sure you inventory your home when they leave.
